Since its founding in 2000 by Elijah Jordan, Structure Vision has focused on forward-thinking, integrated design solutions that blend architecture, planning, and construction into cohesive, buildable visions. Today, the firm brings that same philosophy to one of Southern Oregon’s most strategically positioned yet underutilized areas: the North Interchange of Medford.

This proposal reimagines the aging commercial landscape as a vibrant, connected, mixed-use destination—anchored by adaptive reuse, hospitality, housing, and sports entertainment.


Revitalizing the Rogue Valley Mall (1985 → Future-Ready)


At the heart of the plan is the transformation of the Rogue Valley Mall, originally constructed in 1985. Like many malls of its era, it now faces declining foot traffic and shifting retail dynamics. Rather than demolition, Structure Vision proposes adaptive reuse as a catalyst for renewal.

Key strategies include:

  • Selective redevelopment of underperforming retail zones 

  • Integration of low-rise residential towers (condos and apartments)

  • Introduction of flagship hotels to drive year-round occupancy

  • Activation of ground-level spaces with restaurants, co-working, and boutique retail 

This layered approach converts a single-use retail property into a 24/7 live-work-stay environment, restoring economic vitality while preserving key structural assets.

A New Sports & Entertainment District


Complementing the mall redevelopment is a bold, mixed-use Sports Entertainment District located at the North Interchange. This destination is anchored by a multi-functional football and soccer stadium, designed to host:

  • Regional sporting events

  • Community gatherings

  • Concerts and festivals

Surrounding Program Elements
  • 5-Star Hotel + Conference Center

    Positioned prominently to capture regional and destination-based visitors, supporting tourism and business events.

  • End Zone Office Blocks

    Low-rise office buildings frame the stadium, offering premium workspace with direct access to amenities.

  • Residential Condo Buildings (West Edge)

    Three thoughtfully designed residential buildings provide:

    • Shared amenities (fitness, lounges, terraces)

    • Views into the stadium and surrounding landscape

    • Walkable access to retail and entertainment

The district is designed as a true mixed-use ecosystem, where living, working, and entertainment coexist seamlessly.


Connectivity: Bridging Two Destinations

A defining feature of the master plan is connectivity.

Structure Vision proposes a network of pedestrian bridges and landscaped pathways that link:

  • The revitalized Rogue Valley Mall 

  • The Sports & Entertainment District 

These connections are more than circulation—they are experiential corridors that encourage movement, activation, and discovery.
